Two rooflights with the same name on the brochure can end up as quite different jobs once they meet a real roof. The size of the unit, the glazing, the way it opens, the covering it goes into, the timbers around the opening and the finish inside the room all play a part, and so does any paperwork the house needs. That is why we publish no price list.

A price from us follows a free survey of the room and the roof. Once we have seen both, you receive a fixed written quote for the product that suits them.

What moves the price on any job

Whatever the product, the same handful of things decides where a job lands. Some belong to the unit itself and some belong to your house.

What moves the price

What moves the price

  • SizeBigger glass is dearer to manufacture and generally calls for a bigger opening, with more of the roof structure to alter around it.
  • GlazingTriple rather than double glazing, a laminated inner pane, or a coating that is easy-clean or self-cleaning each changes what the unit costs, where the maker offers it.
  • OpeningA fixed unit, a manual window, an electric one needing a power supply and a solar one with its own panel sit at different points.
  • Roof coveringSlate, concrete tile and the various flat-roof coverings are each cut, flashed and made good in their own way.
  • StructureRafters, joists and purlins decide where an opening can go and how much trimming it takes.
  • Inside finishThe reveal or light well is lined and finished, and a deep one is more work than a shallow one.
  • PaperworkA planning application or listed building consent, where the house needs one, adds to the job.

Product by product

Roof lanterns

Size leads, followed by the upstand the lantern stands on, which is built to the maker's details. Adding a lantern to an existing flat roof normally falls outside permitted development in Wales, because a lantern usually stands well over 15 cm proud of the roof, so a planning application can be part of the cost. We confirm that with the council. The roof lantern cost guide goes further.

Flat roof rooflights

The unit is one part. The kerb it sits on, the state of the flat roof around it and the way the new opening is sealed into the covering are the others. See what a flat rooflight costs.

Roof windows and VELUX windows

With VELUX, the roof window is picked from a range of standard sizes, and that size, the glazing and the flashing for your covering shape the figure. Replacing a window in an existing opening is a different job from cutting a new one into a roof that has never had a window. Read the roof window and VELUX window cost pages, and the cost to fit a VELUX window for the fitting side.

Electric opening rooflights

Here the motor and its control add to the unit, and a mains-powered window also needs a supply brought to it. A solar version carries its own panel instead. Details are on the electric rooflight cost page.

Energy-efficient rooflights

Approved Document L (Wales) says a new or replacement rooflight in an existing home should be no worse than 2.2 W/m²K, and a roof window no worse than 1.4 W/m²K or a Window Energy Rating of Band B. Going further, with triple glazing for example, changes the unit's cost, as the energy-efficient rooflight cost page sets out.

Walk-on rooflights

Glass made to be stood on is a specialist product, and the size of the panel and the structure it rests on weigh heavily in the price. More is on the walk-on rooflight cost page.

Conservation rooflights

On a period or protected house, the product and the paperwork both count. In Wales a rooflight is not permitted development on a house in a conservation area, a National Park or an Area of Outstanding Natural Beauty, or on one within a World Heritage Site, so those homes need a planning application. A listed house needs listed building consent where the rooflight would affect its character. The conservation rooflight cost page has more.

Sun tunnels

The length of the run from roof to ceiling and the choice between a rigid and a flexible tube are the main variables, alongside the roof covering the dome goes through. The sun tunnel cost page covers them, and our rigid or flexible comparison explains the difference.

Misted rooflights

A unit that has fogged between its panes is replaced. Whether the sealed unit can be changed on its own or the whole window should go is decided at the survey, and that choice sets the cost. See misted rooflight costs.

Costs that sit around the product

Access can add to a job. A roof that can be reached from a low flat roof or from inside the loft is a different proposition from a steep slope three storeys up, where a scaffold or a tower may be needed.

Building Regulations are part of the picture as well. Welsh Government guidance indicates that fitting a new rooflight will in general require approval under the Building Regulations, and taking out an old roof window to put a matching one in its place is building work too. Where the work is notifiable, we handle the Building Regulations notification with local authority building control or a registered building control approver. The Welsh Building Regulations guide explains when approval applies, and the planning guide covers permitted development.

For a bedroom, a loft room or a nursery, a blackout blind is worth deciding on alongside the window. Summer mornings get light very early, and a sleeping room under bare glass shows it.

From survey to quote

Send the survey request form, a WhatsApp message to 07880 284133 or an email to info@supremeskylightsnewport.co.uk. We arrange the free survey, see the room and the roof, and then send a fixed written quote. Our short answer on skylight costs and the guide to replacement costs are there if you want to read up first.

Questions about cost

Why is there no price list?

Because the same product can mean quite different work on two houses. The covering, the timbers, the access and the finish inside all change the job, and they can only be judged at a survey.

Does the survey cost anything?

No. The survey is free, and the fixed written quote follows it.

Can a quote be given from photos?

Photos sent on WhatsApp help us understand the room before we visit, and the price itself comes after the survey.

Who handles the Building Regulations side?

Where the work is notifiable, we handle the notification through local authority building control or a registered building control approver.

How can planning affect the cost of a lantern?

In Wales, putting a lantern on a flat roof that is already there normally needs planning permission, so an application can become part of the job. We confirm it with the council, and our planning guide explains permitted development.
