A rowan, a railway and the roofs of Aberpennar
Up the Cynon Valley, inside Rhondda Cynon Taf, stands Mountain Ash, a town and former community whose Welsh name is Aberpennar. The 2011 census recorded a population of 11,230, and the estimate for 2019 was 11,339. The English name is said to trace to a lone cerdinen, the Welsh word for a mountain ash tree or rowan, which Rhys noticed nearby when Pryce asked him what the new building should be called. When the Great Western Railway opened Mountain Ash station in 1864, the name Middle Duffryn was first chosen over Mountain Ash. By the turn of the 18th century another name, Dyffryn, meaning a valley or lowland between hills, seems to have gained prominence. Like the rest of the Cynon Valley, the town stayed mainly Welsh-speaking well into the 20th century.
Names tell us nothing about the roof over your landing, so the table below sets out house types in general. What we fit depends on what the survey finds on your slope and in your loft.
| Room | What is above it | Suggested glass |
|---|---|---|
| Loft bedroom with wet glass each morning | Pitched slope, window already cut in | Roof window that opens, plus a blackout blind |
| Utility or porch added to the back | Flat roof, low ceiling | A flat rooflight, set to suit the ceiling |
| Flat-roofed extension used as a terrace | A flat roof over a room that needs light | A walk-on rooflight, if the structure suits |
| Gloomy hall in a house of any age | Pitched roof over the stairs | A roof window, where the slope is above the stairs |

Cynon Valley homes and Welsh planning
Mountain Ash falls under Rhondda Cynon Taf County Borough Council for planning. Welsh householder rules apply to a rooflight in a house roof, with limits that the planning guide's Welsh section spells out.
Those rules are for houses and not for flats. A house can lose them to an Article 4 direction or to a planning condition. When the house is listed and the work would affect its character, listed building consent is the route, applied for through the local planning authority, and Cadw recommends which buildings are on the list.
Water on the roof window by morning
Condensation in a loft bedroom, and what to ask of a replacement.
Wipe the inside of a bedroom roof window on a cold morning and the cloth comes away wet. By the time you wake, the night's breathing has landed on the nearest cold surface, which in a loft room is the glass.
What to do about it is a question for the whole room. A window that opens lets the moist air out. A sash that can be left slightly ajar through the night can help. Ventilation guidance counts here too. Approved Document F (Wales) says a home's ventilation should end up no worse than before once a window is swapped, so tell us whether the frame you have now carries a vent along its upper edge.
The page on energy efficient rooflights covers the glazing choices, and Approved Document L (Wales) gives 1.4 W/m²K, or Window Energy Rating Band B, as the figure a roof window should meet. For a rooflight on a kerb, the figure is 2.2 W/m²K.
The blind comes into it as well. A blackout blind that sits close to the glass keeps morning sun out of the room, and it also makes a dark ceiling at night in place of a black pane showing the lamp. Whether to choose a blind for darkness or for warmth is a question for the survey, with the room in front of us.
If you are replacing an existing window, the swap is a smaller job than a new opening, and our answer about swapping an old skylight shows what is involved. A fresh opening needs more, because the timbers of the roof usually need altering and the work counts as building work. Where it is notifiable, the notification to local authority building control or a registered building control approver is ours to handle.
Last, think about when the water appears. Condensation that clears by ten in the morning is a different matter from glass that stays wet all day. Telling us which it is at the survey helps us understand how much moisture the room produces and how the air moves through it.
Bedrooms ask more of a window than other rooms do, because they are used when the rest of the house is quiet. A window that is easy to open without climbing on the bed, a blind that darkens the room fully, and glass that does not drip on the pillow are three simple tests. Each can be checked at the survey, standing where the bed will be.

Daylight for a utility room with no window
A flat rooflight over a small room added to the back.
Small rooms built on to the back of a house are often the last to get a window. A utility, a porch or a boot room ends up against the old wall of the house, and the new outer wall may face a fence. If the roof is flat, the answer is in the ceiling.
Think of a flat rooflight as a glazed unit standing on a raised edge in the flat roof. The size depends on the room, but even a small one changes the feel of a space that was lit only by a bulb. The hub for flat roof rooflights explains the type, and the guide to a fixed or an opening flat rooflight is useful for rooms that get damp or warm from washing machines and dryers.
Why choose an opening one? Because wash-day steam has to go somewhere, and cold glass is a likely place for it to settle. An opening rooflight lets some of it leave. That is a ventilation point rather than a promise about any one product, and the survey is where we match the glass to the room.
On the roof, a flat rooflight is surveyed for the structure under it and the build-up around it. The supports around the opening are looked at before anything is cut. Replacement of an old rooflight is a separate job, and the answer on replacing a flat rooflight shows what changes.
On the paperwork side, adding a rooflight where there was none is building work in Wales, and Building Regulations approval will generally be needed for a new rooflight. Where it is notifiable, we handle the notification through local authority building control or a registered building control approver.
Light also reaches further than you might expect. A rooflight over a small room spills into the passage beside it when the door is open. Size, position and the colour of the walls all play into it, and none of that shows on a plan.
Walk-on glass after dark
A rooflight in the floor of one storey and the ceiling of the next.
A walk-on rooflight is glass you can stand on. It is set in a flat roof so that daylight reaches the room below, and the same pane forms a small patch of floor above. The walk-on rooflights hub sets out the product, and the explainer on load ratings for walk-on glass deals with the numbers.
What happens to it after dark is simple. The pane goes black, and whatever room is lit shows through it. If the room below is lit, the glass reads as a light square in the floor above; if the room below is dark, it reads as a black one. Neither is a fault, and both are worth picturing when the position is chosen.
The position matters most. A pane can go over a room that otherwise gets little daylight, and the route people take across the roof above shapes where it belongs. Furniture below matters as well, because a pane directly over a bed or a desk feels different from one over a passage.
Building control confirms whether a given rule applies to a particular walk-on installation, and that conversation comes before the order. We talk it through at the survey.
The build-up around the pane is part of the survey, and so is the structure beneath it.
Two questions settle most of the choice: who will be walking on it, and how often. A pane over a store room that nobody visits is a different proposition from one beside a kitchen door.
If the pane is over a room people use at night, ask how it looks with the light on. A lit room beneath shows through the glass, and in a hall that can mean a bright square seen from the upper floor. Some households like that, and some prefer to keep the lights low or choose a spot away from the bedroom door. Neither choice is wrong, and the position can be changed on paper far more easily than on the roof.
Mountain Ash, one question at a time
Can you cover Mountain Ash?
Yes. It is 29.14 road miles from Newport, going west, and a free survey comes first. A fixed written quote follows.
Why was the town first called Middle Duffryn?
In 1864 the Great Western Railway opened a station here. Middle Duffryn was the name first picked for it, ahead of Mountain Ash. An early railway line, with its core around the town, became known as the Mountain Ash Railway.
My bedroom window is wet every morning. Would a new one help?
It can help. A window that opens lets the moist air leave, and the glazing is chosen against the Approved Document L (Wales) figure for a roof window. The survey looks at the room as well as the window, so tell us whether the glass runs wet only in winter or all year, and whether the sash is ever left open.
Which council do I speak to about a rooflight on my house?
Rhondda Cynon Taf County Borough Council handles planning here. The Welsh planning guide lists the questions that decide whether an application is needed. A flat has no householder rights, so mention at the start if that is where you live.
Is a listed house treated differently?
Yes, where the work would affect its character. Listed building consent is applied for through the local planning authority. Cadw makes the recommendations, and the Welsh Ministers compile the list.
What do you need from me before a survey?
Your address, a note of the room, and what you want from the glass. Send them via the survey form, WhatsApp 07880 284133 or info@supremeskylightsnewport.co.uk.
