A town formed around a colliery: Treharris roofs
Treharris is a town and community, and an electoral ward, in the Taff Bargoed Valley in the south of Merthyr Tydfil County Borough. The town was formed around Harris's Deep Navigation Colliery, where coal mining excavations began in 1878 after sinking started in 1872. The valleys of the Taff and the Taff Bargoed are steep and narrow here, and several bridges and viaducts have been built in the area because of it.
The table talks in general house types. A terrace from the Victorian years is often roofed in slate or clay tile over solid walls, and a later semi may well wear concrete tile. Either may have been extended at the back. The survey begins at the roof itself, because the covering and the structure beneath it decide the glass that suits.
| The home | Over the room | Glass that fits |
|---|---|---|
| Older terrace, slate roof, original features kept | Pitched slate, steep or shallow, sometimes a shared ridge | A conservation rooflight, where the rules allow |
| Terrace or semi with a boarded loft | Pitched tile, joists below the loft floor | A roof window sized to the loft room |
| Landing or bathroom with no outer wall | Pitched, loft overhead | A sun tunnel through the roof space |
| Rear extension with a flat roof | Flat, on joists, dressed up an upstand | A flat rooflight, as the second light for the room |

Merthyr Tydfil's rules for roofs in conservation areas
Merthyr Tydfil County Borough Council decides planning questions in Treharris. Its conservation areas include Treharris. In Wales, a rooflight added to a house inside a conservation area is not permitted development, so it needs a planning application; the wider tests are in our Wales planning guide.
Whether a particular house stands inside the boundary is for the council to answer, and its historic environment pages are the place to start. Boundaries run through towns, so a street name alone settles nothing.
A listed house brings in a different consent. Work that would affect its character needs listed building consent, applied for through the council. Cadw says replacing traditional windows with uPVC on a listed building will not normally be acceptable.

Slate, and the question of conservation
A rooflight in an older roof, and who has to say yes.
Deep Navigation Colliery began as Harris's Navigation Pits. Its shafts were the deepest of their time in South Wales, some sunk to 760 yards (695 metres) to reach the Nine Feet Seam, and the pit stayed in production until 1991. An older row of houses keeps its character from the street: the slate, the ridge line, the chimneys. A roof window cut into the front slope changes that picture, and the rules take notice.
In Wales, putting a rooflight into the roof slope of a house inside a conservation area is not permitted development. It needs a planning application. What matters is the boundary, because a house outside it is not caught. The council holds the maps; DataMapWales also publishes a conservation area boundary layer that shows where lines run.
A conservation rooflight is the product line made for this kind of roof. Our guide to rooflights in conservation areas in Wales goes through how an application is approached, and the planning side is yours to decide on with the council.
A listed house is its own category. Listed building consent is needed where the work would affect the building's character as a building of special architectural or historic interest, and it covers work inside as well as outside. The council that handles planning handles that application too, and even small work can need it. Read listed building consent for rooflights in Wales before you commit to a design.
When a house is not in a conservation area and not listed, the questions become simpler: what is on the roof, how it slopes, what holds it up and which room is below. That is the territory where a roof window can be the right answer, and the survey would deal with those in the usual order.
If you are unsure where your house stands, put the question to the council's planners, who can answer it, and ask about a Lawful Development Certificate if you want the answer formal. That is worth having before money is spent on a design.
At the survey, bring what you know about the house: whether it is listed, whether it has been extended, and anything the council has told you. Those facts shape the whole job, and it is easier to learn them before the quote than after it.
The bathroom with no outside wall
A sun tunnel for the room that has never had a window.
Some bathrooms sit in the middle of the house, boxed in by the stairs on one side and a bedroom on the other. A window was never possible, so the light switch is the first thing anyone touches on the way in. A sun tunnel offers a way round that, because the opening it needs is in the roof, not the wall.
The system is a roof dome, a tube through the loft space, and a diffuser panel in the ceiling. All it brings down is daylight, in whatever amount the weather supplies. Once the evening has come, the panel goes dark and the bathroom light does the work, as it always did.
Moisture is the limit to plan around. A bathroom without a window relies on an extractor, and a sun tunnel does not replace one. Treat the tube as a source of daylight and the fan as the way of moving air.
Routes through a loft can be tight, because the tube runs between joists and rafters and round whatever else lives up there. The loft route is looked at on the survey, and a straight run is the easiest to fit. Where the route has to bend, some products can follow it, and the sun tunnel and Building Regulations guide explains what to expect on the regulation side.
A hallway or a landing follows the same logic. Wherever the roof is overhead and the loft lies above, a tube can reach, and the closer the dome is to the ceiling opening, the simpler the route becomes.
The roof end is a matter of the covering. A dome in a slate roof is finished with flashing made to suit slate, and a dome in tile gets different flashing. We note which you have before ordering.
Lighting the bathroom after dark remains the job of the ceiling light. The tube is passive, which suits a room used at all hours by people who may not want a second fitting to think about.
For the ceiling end, think about where the light should land. Over the bath, over the basin or in the doorway all read differently, and the diffuser can only go in one place. Say how the room is used and we work from that.
One afternoon in the inner bathroom
- 13:30Midday sunThe diffuser brightens, even though no wall has a window.
- 14:45OvercastThe light dims with the sky but the room stays usable.
- 17:10DuskThe panel fades to a plain pale disc.
- 19:40Evening bathThe ceiling light takes over, and the fan keeps running.
A home office under the slope
Glare, noise and warmth in a loft room that gets used all day.
Working from a room under the roof has become ordinary, and a roof window decides how that room feels. A large pane in the slope gives a lot of daylight and a view of sky. It also puts a bright rectangle behind or beside a screen, and in the afternoon that glare can be the main complaint.
Blinds are the cure, and the choice is wide. A blackout blind is for a room where you sleep. A lighter blind can take the glare off a desk without turning the room dim. Which blinds fit which windows is for the maker's own list to say, and we check it for the model we suggest.
Rain is the next thing to hear. A roof window is close to your head, and rain on glass can be loud. VELUX lists a rain noise reduction option among its glazing choices, though not every window or glazing variant has it. If the room is for calls, raise it at the survey and we check what the window you want can take.
If the window is replacing an older one that had trickle vents, the new window's vents should be at least as large. That keeps the room's ventilation no worse than it was.
Energy comes last. Approved Document L (Wales) gives 1.4 W/m²K as the figure a roof window should meet, or Window Energy Rating Band B. Read it on the specification of any window you compare, because the figure tells you something the price does not.
Think about where the desk goes before the window does. A desk under the lowest part of the slope puts the screen close to the glass, while one at the gable end can sit beside it. Moving the desk costs less than moving a window, so the survey starts from the furniture you already own.
For the other side of the job, our guide to roof window planning permission in Wales sets out when a roof window is permitted development and when it is not.

Plain answers for Treharris
Will you survey a house in Treharris?
Yes. Newport to Treharris is 27 miles by road, and the survey costs nothing.
Is my Treharris house in a conservation area?
We cannot tell from the street name. Merthyr Tydfil County Borough Council's conservation areas include Treharris, but boundaries run through towns, so only the council can say whether your address is inside. If it is, a rooflight in the roof slope of a house is not permitted development, and the Welsh rules in the planning guide explain the application.
Which council deals with listed building consent here?
Merthyr Tydfil County Borough Council, as the local planning authority. Cadw recommends which buildings are listed, and the Welsh Ministers compile the list.
My Treharris home is a flat. Does that change anything?
It does. The householder rules in the planning guide are written for houses, and flats and maisonettes have none of those rights. The Welsh section is a good first read.
What do I do about a bathroom with no window?
A sun tunnel can bring daylight in, where the loft gives it a route. A bathroom keeps its extractor, because the tube does not move air.
Could a loft room get a roof window without a lot of upheaval?
It turns on the roof and the room. A new opening generally needs Building Regulations approval, and we handle the notification where the work is notifiable. WhatsApp 07880 284133 or the survey form starts the process, and a fixed written quote follows.
