The highest town in Wales, perhaps, and its rooftops

Brynmawr is sometimes cited as the highest town in Wales, at 1,250 to 1,500 feet (380 to 460 m) above sea level at the head of the South Wales Valleys. It grew with the coal mining and iron industries of the early 19th century. The Nantyglo ironworks under Crawshay Bailey needed housing for the workers, and the upland home to Gwaun Helygen was chosen as an ideal area for a settlement. Houses began to spring up around the tram roads and the turnpike road, and the town began to rapidly grow. The market hall, now the Market Hall Cinema, was built in 1894 and replaced an older town hall built in 1844.

Roofs in a town like this vary with the decade a house was built, so the survey begins with the covering, the pitch and the loft beneath. A house that has been extended at the back, or given a room in the roof, can offer the clearest place for new glass. Look at the loft too: boarding, tanks and stored boxes all affect where an opening can go.

Blaenau Gwent's say in a Brynmawr roof

Blaenau Gwent County Borough Council is the local planning authority for Brynmawr. Within set limits a rooflight on a house can be permitted development in Wales, and the Welsh planning guide lists them, so that you can hold your own house up against them.

Householder rights stop short of flats and maisonettes. A listed house is a separate case. If work would affect a listed house's character as a building of special architectural or historic interest, listed building consent is needed from the council. Cadw recommends which buildings are listed, and the Welsh Ministers compile the list.

Counting the glass

What the energy guidance says about how much glazing a home should carry.

Count the windows and doors in your house before you add another. Approved Document L (Wales) is the energy guidance for homes, and when a window or door opening is enlarged or a new one is created, it says the total area of windows and doors should not exceed 25% of the home's total floor area. Guidance of this kind is written as "should", and it explains why a survey begins with what the house already has.

The wording is changing. From 4 March 2027 a newer Welsh edition of the document takes effect. Approved Document L (Wales) in that edition names roof windows and rooflights in the total as well as windows and doors, and it allows more than 25% where the home's energy efficiency is improved to compensate. A plan made now for glass in a roof deserves a look at both editions, to see which applies to the project.

Light needs differ by room. A kitchen, a study and a child's bedroom ask for brighter daylight than a landing or a utility cupboard. The point holds for a kitchen with a lantern as much as for a loft with two roof windows. The figures needed are the floor area and the existing openings, both easy to gather with a tape measure and an afternoon in the house.

Separate figures cover how well each fitting keeps heat in. A new or replacement roof window in an existing home should be no worse than 1.4 W/m²K, or Window Energy Rating band B, in the current edition. A rooflight should be no worse than 2.2 W/m²K. The two numbers belong to two different kinds of fitting, so the quote should say which is which.

Do some of the thinking beforehand. Walk through the house on a dull afternoon and note, room by room, where light is short and where it is plentiful. Mark the dark corners on a floor plan if you have one, even a rough sketch, and bring it. The energy-efficient rooflights hub covers the rest of the topic.

A taller piece of glass for the back extension

Planning first, then the glass.

Raise the planning question before you choose the glass. A lantern usually rises well clear of a flat roof, and on an existing roof that normally puts it outside permitted development, which means an application to the council. At the survey we take that up with the council. Where a lantern forms part of a new extension, how it is treated is also confirmed with them.

Next comes the form of the glass. A lantern rises with pitched sides and changes the ceiling below it; a flat rooflight sits lower and keeps a plainer line. Each has a page of its own on the site, starting from the roof lanterns hub.

Ceiling height inside is the practical limit. A lantern shows to advantage with headroom, and a low ceiling under a tall lantern can feel crowded. Measure floor to ceiling in the extension, and tell us where the table and the cooker stand.

Consider the evening as well as the day. After supper the glass overhead turns dark and shows the lit room back to you: the pendant, the worktop, the shape of a hood. A plain, square lining makes a calm dark panel of it, so agree the lining before the order goes in.

A kitchen adds steam and cooking smells to the picture. Steam from a hob rises to the glass overhead. An extractor hood venting outside takes some of it, and an opening section of the glass takes more, while the cooker's position under the glass decides how much arrives. Mention where the cooker stands, and whether the hood vents out or recirculates.

Orientation counts as well. A south-facing roof brings strong sun, a west-facing one brings it late in the day, and a north-facing one gives an even, cooler light. Those differences affect blinds and the way the room is used, and they are worth a thought before the glass is chosen.

Think about how the garden sees it. A lantern is visible from the lawn and from the bedrooms above, and a calm, squared shape suits a modest extension. Stand outside and look back at the roof from the places you would see it most.

Building Regulations come into it too. A new rooflight will generally need approval, and where the work is notifiable we handle the notification with local authority building control or a registered building control approver.

Cold glass after lights out

Night-time condensation on roof windows, and what helps.

Brynmawr stands between 380 and 460 m above sea level, and wherever a house sits, the glass in its roof is among the coldest surfaces in the building once the heating has gone off. Warm, damp air meets cold glass, and moisture settles on the pane. A bathroom can do it fastest, and a bedroom in a loft can do it overnight.

The remedies are plain ones: a sash you can open, an extractor fan that carries on after a shower, and vents wherever the old window had them. Approved Document F (Wales) deals with an old window that had trickle vents, and says the window going in should carry vents at least as large, controlled by the occupant or working automatically.

Look at the glass from the bed. After dark a roof window shows little of its own: switch the room light on and the pane returns the room, switch the bedside lamp off and it fades to a dark square. That is when moisture matters, because nobody is awake to wipe it, and the pane can drip to the sill by morning if the air is heavy.

For a loft bedroom, think about the blind as seriously as the glass. A blackout blind keeps the room dark when it is light early in summer, and it is worth choosing one that can be reached from the bed or from a landing near the stairs. Tell us who sleeps there, what time they wake, and whether anyone shares the room. A child's room and a spare room ask for different blinds, and the reach of a cord or a handle matters more with small arms.

Ask about the glazing. A roof window should meet 1.4 W/m²K or WER band B under the guidance, and the glazing is worth a question to any supplier. The double or triple glazing page compares the choices without prices.

Tell us which room the window is in, and whether the room is aired by day. Those two details settle more about condensation than the choice of frame does. A room where washing is dried indoors needs more air than one that is only slept in, and the survey notes which you have. If the window will sit over a bed, say which side, since it affects where a cord or a handle can be reached.

Brynmawr: what to ask before a survey

What is the journey to Brynmawr?

Out of Newport, bearing north-west, Brynmawr is 25 road miles of driving. The free survey is first; a fixed written quote follows it.

Does adding a rooflight break any rule about glazing area?

Approved Document L (Wales) offers guidance here: when a window opening or a door opening is enlarged, or a new one made, windows and doors together should not exceed 25% of the home's floor area. From 4 March 2027 a later edition counts roof windows and rooflights alongside them.

Which council decides planning in Brynmawr?

Blaenau Gwent County Borough Council. Our planning guide for Wales explains how rooflights on houses are treated.

My bedroom roof window mists up at night. Is that normal?

In a bedroom the roof glass can be the coldest surface, so moisture settles there first. An opening sash and some ventilation help, and the survey looks at how the room is aired now.

Can I have a lantern on my existing flat roof?

It raises a planning question, and we confirm with the council how a lantern is treated before work starts. Our Welsh planning guide gives the background.

What is the quickest way to start?

Send a WhatsApp message to 07880 284133, or fill in the quote form. Email reaches info@supremeskylightsnewport.co.uk if you prefer, and a note of the street and the room is enough to begin.
