A meadow on the Clydach, and the roofs above it

Ynysybwl is a village in Rhondda Cynon Taf, spelt Ynys-y-bŵl in Welsh. Ynys is a placename element often translated as island or river meadow, and in the South Wales Valleys it commonly refers to meadows on riverbanks. Ynysybwl likely refers to one such meadow on the Clydach. Before the local government reforms of 1996 the village was in the Cynon Valley district of Mid Glamorgan, and the area is historically a part of Glamorgan (Morgannwg).

The Llanwynno forestry nearby is home to the Daerwynno Outdoor Activity Centre, run by people from the village, and a cycle path there is developing as part of the Taff Trail. Whatever the age of a house, our survey starts with the roof: its covering, its pitch and what the loft holds, since those decide which product fits. Loft boarding, tanks and stored boxes get noted as well, because each can stand in the way of a new opening.

Who decides on a Ynysybwl roof?

The local planning authority for Ynysybwl is Rhondda Cynon Taf County Borough Council. Inside limits of height and projection, a rooflight in a house roof slope may be permitted development in Wales; the Welsh planning guide explains them.

If you are unsure how the rules apply to your house, the council's planning team can confirm it, and a Lawful Development Certificate can settle the question formally. A listed building is a separate matter: where work would affect its character as a building of special architectural or historic interest, listed building consent is needed, and the application goes through the council. Flat owners cannot lean on householder rights.

Replacing the window that came with the house

Vents, energy figures and what counts as building work.

Check the old window for vents before you order its successor. Approved Document F (Wales) covers ventilation, and it wants a replaced window to leave the home airing as well as it did before. If the old one had trickle vents, the new window should be fitted with vents no smaller than those, controllable by the occupant or automatically. Without old vents, in a house that relies on natural ventilation, one route is to fit vents with an equivalent area of 8,000 mm² or more in a habitable room or kitchen, and 4,000 mm² or more in a bathroom.

Write down what the old vents looked like, and where they sat, before the old window goes.

The words matter on a quote. A roof window sits in line with the slope. A rooflight is raised on a kerb or upstand, and some people call it a skylight. The guidance figures differ between the two, so check which one a quote describes.

The energy side is guidance too. Approved Document L (Wales) says a new or replacement roof window in an existing home should have a U-value no worse than 1.4 W/m²K, or a Window Energy Rating of band B. Ask any supplier to state the figure on the quote, and compare like with like.

A swap in the same opening can keep the structural work small, because the hole in the roof is already there. It is still building work. Where the work is notifiable, we handle the Building Regulations notification with local authority building control or a registered building control approver, and the guide to replacing an old skylight shows how that differs from a new opening.

If the room below is a bedroom or a bathroom, settle the blind alongside the glazing, because it is an easy item to leave until the room is already in use.

At the survey, bring the answers to three questions. Did the old window open, and how far? Who in the house reaches it? And does the room get damp, from a shower or from drying washing? Those three shape the sash, the vents and the controls more than the frame size does.

A rooflight you cannot reach

Coatings and glazing options for glass over a stairwell or an extension.

A rooflight over a stairwell or a back extension is easy to admire and hard to reach. Anyone who has stood on a stepladder with a cloth knows the problem, and the maker's options for glass are worth a look before the order is placed.

Among self-cleaning glasses is Pilkington Activ, which its maker lists for roof-lights and roof glazing, among other uses. The coating works with daylight to loosen dirt, and rain then carries the loosened dirt away. Ask the supplier how it suits the pitch and position of your own roof.

VELUX has three glazing options of interest here. One is a coating that repels dirt and eases cleaning. Another is safety lamination, a laminated inner pane that VELUX says keeps glass from dropping into the room after accidental breakage. The third is rain noise reduction. Each is offered on certain windows and glazing variants only, so the choice is made model by model.

For a rooflight on a flat roof, think about the opening as well. A model with a sash that opens is worth a look, and a powered opener removes the stretch to a high catch. The hub on electric opening rooflights compares the ways of driving one. Steam from a kitchen or a bathroom gathers on cold glass, and an opening rooflight is one way to clear it.

Reach is not only about cleaning. A rooflight over a stairwell may need a pole or a long arm to work its catch, and powered controls remove that. Think about who in the house would use the controls, and where they would stand.

Keep a note of what is over the room: an eaves slope, a stairwell void, a wide extension. Each puts the glass at a different height, and the survey records which of them you have. Reach is a practical matter, and it is easier to plan for it before the unit is ordered than to live with a rooflight nobody can touch.

Lady Windsor's colliery and a kitchen lantern

A tall piece of glass on a single-storey addition.

Ynysybwl grew after the Ocean Coal Company sank Lady Windsor Colliery on 16 June 1884, following test bores begun by David Davies in the early 1880s at Graigddu, the Black Rock. Houses of every age get extended at the back, and a lantern is one way to light a single-storey addition.

A roof lantern stands up from the flat roof as a glazed box with pitched sides, so it takes more of the ceiling than a flat rooflight does and changes the look from the garden. Brett Martin, which makes lanterns, asks in its technical bulletin for a builder's upstand 150 mm high at the least, built level. A lantern from the firm tolerates up to 5 degrees of fall, though the maker's own warning is that it will likely look lopsided. All of this is advice for that maker's lantern, and any other make comes with its own details.

Planning is the first thing to settle. How a lantern built as part of a new extension is treated is something we confirm with the council. Our page on planning and Building Regulations for lanterns goes through it.

Once supper starts the glass overhead turns dark, and the lit room shows through it: the pendant, the table, the people round it. A clean, squared reveal gives a calm edge to that panel, which is why we talk through the plasterboard lining before the lantern is ordered.

Think about heat and steam as well. A room with a cooker and a kettle fills with moisture, and a tall piece of glass is a large surface for it to settle on. A hood that vents outdoors helps, and so does any part of the unit that opens. Ask at the survey which parts of the glass open, and who can reach them.

Sun matters too. A lantern or rooflight on a sunny side of the house can let a lot of afternoon light into the room, so ask what blinds or shading are offered for the model, since the choice differs from one maker to the next.

Finally, think about the ceiling inside. The shape of the lining under a lantern is part of the design, so mark the table position on the floor with tape and bring it up at the survey.

Ynysybwl: before you book

Is Ynysybwl inside the area you cover?

Yes. Go west from Newport for 25 road miles and you are in Ynysybwl. A free survey comes before any price.

What if my new roof window needs vents?

Approved Document F (Wales) looks at what the old window had. With trickle vents in the old one, the new one should keep vents at least as big. Tell us what was fitted, and we take it from there; our page on Building Regulations and roof windows covers the rest of the paperwork.

Can a rooflight clean itself?

Coatings that help are among the options, depending on the glass and the model. Pilkington Activ and VELUX's easy-to-clean coating are two of them, and the supplier confirms which suit your roof. Over a stairwell, an opening or powered version can be the better way to reach the glass.

Who handles listed building consent for a Ynysybwl house?

Rhondda Cynon Taf County Borough Council receives the application, and consent is needed where the work affects the building's character. Cadw recommends which buildings are listed, and the Welsh Ministers compile the list.

What does a lantern need on the roof?

It stands on an upstand built to the maker's details. For a new extension, we confirm with the council how a lantern is treated, and the Welsh planning guide sets out the wider position.
