Almshouses, manor houses and everything since

Bristol's housing runs across centuries. St Nicholas's Almshouses were built in 1652 to care for the poor, the decorated grotto at Goldney Hall dates from 1739, and almshouses and pubs of that period still stand among modern development. Eighteenth-century guidebooks counted seven hills: the Old Town, Castle Hill, College Green, Kingsdown, St Michael's Hill, Brandon Hill and Redcliffe Hill.

A city on hills puts roofs at every height, and that matters for glass in a roof. One house's back slope can sit in plain view of the bedrooms on the street above, and a flat roof below a terrace is looked down on all day. So before we suggest a product for a Bristol house, we look at who can see the roof as well as what the roof is made of.

Bristol City Council and England's rules

Bristol is in England, so the English rules apply, and Bristol City Council is the planning authority. On a house, a rooflight is usually permitted development under Class C, provided it stays within the limits that our planning guide for England sets out.

In England a conservation area does not by itself take those rights away. The council can remove them with an Article 4 direction, and a condition on a house's planning permission can do the same, so we check the address with the council before any work. Conservation areas in the city include Clifton, Kingsdown, Redcliffe, Bedminster and Old Market, and the council's conservation area pages show where the boundaries run.

A listed house keeps its Class C rights, but a new or altered rooflight on a listed building will almost always need listed building consent, and that consent decides the job. Flats have no householder permitted development rights.

A loft bedroom in June

Blackout, privacy and the window you can reach.

Sunrise in midsummer arrives well before most alarms, and a roof window looks straight at the sky. In a loft bedroom that means daylight across the pillow hours before anyone wants it, unless the window was chosen with a blind that shuts it out.

Blackout comes first for any sleeping room under the roof. Summer mornings get light very early, so the room needs a blind chosen for that job, with electric or solar operation where the window is too high or too far over the bed to reach. We tell you which blinds the maker offers for the window we suggest, so the blind is settled at the same time as the glass.

Bristol's hills bring a second question, which is who can see in. On a sloping street, a loft window on one terrace can face the back bedrooms of the next terrace up. By day the glass is hard to see through from outside. After dark it works the other way: with a bedside lamp on, the room is lit and the sky beyond the glass is not, so anyone above can see straight in, while from the bed the pane simply shows the lamp back. The same blackout blind that keeps the June morning out keeps the room private in the evening.

How the window opens decides where furniture can go. A centre-pivot window turns on a pivot partway down the sash, so part of it swings into the room. A top-hung window opens outward from the top edge, which leaves the room side clear. Our comparison of the two covers how each suits a bed, a desk or a dressing table under the slope.

Overnight, a sleeping room gathers moisture from the people breathing in it, and the glass is often the coldest surface, so a cold night can leave droplets on the inner pane by morning. Airing the room gives that moisture somewhere to go, and some roof windows have a vent that can stay open while the sash is shut.

In an older house with a slate roof, the roof window may also need to suit the look of the street, particularly where the house is listed. A conservation rooflight is made with that in mind.

An older slate roof on a protected street

Conservation rooflights, listed houses and a careful look first.

The Avon estuary and its gorge form Bristol's boundary with North Somerset, and the river flows into the Severn Estuary at Avonmouth. The Port of Bristol has moved from the harbour in the city centre to Avonmouth and Royal Portbury Dock. Among the city's conservation areas are names that echo the harbour and the hills: City Docks, Redcliffe, St Michael's Hill and Christmas Steps, and Park Street and Brandon Hill.

A rooflight on an older slate roof has to look as if it belongs there. A conservation rooflight is designed to sit low in the slope with a slim frame and glazing bars, so from the street it reads as part of the roof. That matters on any period house, and on a listed one the consent decides what is acceptable.

We start with two checks. The first is whether the house is listed, which the National Heritage List for England answers. The second is whether an Article 4 direction or a planning condition applies to the address, which only the council can confirm. Both come before any talk of sizes, because they decide whether the job goes ahead as planned or waits for consent.

Then the roof itself. Old slate is worked by hand around a frame, and slates that crack when lifted have to be matched with reclaimed or new ones. Timbers in an older roof are measured, not assumed, since rafter spacing sets how wide a window can be without cutting structure.

Inside, a period room can have a high ceiling and a deep roof void, so the lining of the opening is a bigger piece of joinery and plaster than in a newer house. Our page on what a conservation rooflight is covers the product in more detail.

Clifton, Cotham and Redland, Whiteladies Road and Tyndall's Park are conservation areas in the city too. The council's map shows where each boundary runs, and we check it against your address before the survey is written up.

A lantern for the back extension

What sets the size, the upstand and the access.

Bristol has two principal railway stations. Bristol Temple Meads, near the city centre, has trains to London Paddington as well as local, regional and CrossCountry services, and the Severn Beach Line runs out to Avonmouth and Severn Beach. For anyone who travels to work, a winter weekday can begin and end in the dark, so a kitchen extension is often used most in the hours when a roof lantern is not letting any daylight in at all. That is worth knowing before choosing the glass.

A roof lantern sits on an upstand, a raised kerb built up from the flat roof, and the roof covering is dressed up its sides. Its size is set by the room, by the joists that carry the roof and by how much of the ceiling should open up. A lantern too large for the room can feel like a conservatory roof on a kitchen. One too small can look lost. We measure the room as well as the roof, and look at where the table, the island and the worktops sit, because the best place for the glass is usually over the part of the room used most.

The structure under the lantern decides a good deal. Cutting an opening in a flat roof means trimming joists and carrying their load to either side, and on an older extension the timbers and the deck have to be checked before anything is ordered. If the extension is still being built, the opening can be framed in from the start, which is simpler.

Access is the practical part in a terraced street. Where the only way to the back is through the house, the lantern frame and glass have to come through the hall and kitchen, or be lifted over the roof. We look at that on the survey, because it can change what kind of lantern is sensible to fit.

On a new extension, the lantern is assessed with the extension, and we confirm the position with Bristol City Council before work starts. On an existing roof, a lantern usually stands well proud of the surface, so the planning guide is the place to check the rules, and we check them for your house.

Finished well, the lantern's inner frame and the plaster around it line up square with the room. That finish is what you look at every evening, long after the daylight has gone. Our roof lantern page goes through the options.

Bristol questions

How far do you travel to reach Bristol?

We cross the Severn for it. Bristol lies 30 road miles from Newport, to the south-east, and the survey is free.

Does a Clifton or Kingsdown address change the planning position?

It can. Both are conservation areas. In England that alone does not remove the right to add a rooflight, but an Article 4 direction can, so we check your address with Bristol City Council before any work. The rules for England are in our planning guide.

Will you fit a rooflight on a listed house in Bristol?

We will, once listed building consent is in place. It is applied for through Bristol City Council and there is no fee for it. To find out whether a house is listed, search the National Heritage List for England.

What should I send before the survey?

Your address, the room you have in mind and a few photos of it and of the roof outside. Send them on WhatsApp to 07880 284133 or to info@supremeskylightsnewport.co.uk. Photos help us prepare for the visit, and the price follows the survey itself.

Can you replace a misted roof window in Bristol?

We replace misted units and whole windows. Whether the glass alone or the complete window is the right answer depends on the frame, and our page on misted rooflights explains how we decide.

Who deals with Building Regulations for a job in Bristol?

We handle the Building Regulations notification where the work is notifiable, under the English rules, with the council's building control team or a registered building control approver.
