A name the maps sometimes get wrong
Newbridge is a town and a community within Caerphilly county borough, and in Welsh it is called Trecelyn. The Welsh placename is often incorrectly shown on OS Maps as Cefn Bychan. Newbridge was at one time a predominantly Welsh agrarian community of rural farms and sheep pasture with a low population.
Houses of different ages carry different roofs, and each is handled on its own terms. Older houses tend to be pitched, newer ones more often carry a low flat extension behind, and lofts, dormers and lean-tos turn up across both. A street name tells us little. The survey works out which rooms, if any, can take more light.
| Room | Roof above it | First thing to price |
|---|---|---|
| Back bedroom in the loft | Pitched slope; a window is in it or could be | A roof window, with rain noise and blind in mind |
| Rear kitchen with misting glass in the roof | A flat roof carrying an older rooflight | Fresh glazing alone, or a complete new rooflight |
| Landing between two bedrooms | A pitched roof and loft space | A roof window over the stairs, or a sun tunnel |
| Downstairs bathroom or utility on an inner wall | A flat or lean-to roof | A flat rooflight that opens |

Caerphilly County Borough Council and the Welsh position
Newbridge falls under Caerphilly County Borough Council for planning. On a house the question starts with Welsh permitted development, where a rooflight may be allowed within set limits, with the detail in the rooflight section for Wales of the planning guide.
Caerphilly's conservation areas include one named Newbridge. A rooflight put into the roof slope of a house inside a conservation area is outside permitted development in Wales, which means a planning application. The Welsh Government's conservation area map shows the boundaries, and the council is the body that confirms whether an address falls inside one.
The householder rights do not cover flats. Where a house is listed, consent for work that would affect its character comes from the council as the planning authority.
Rain on a roof window at night
Glazing options, condensation and a blind for the small hours.
Wake at three in a loft bedroom during a storm and the roof tells you what it is made of. Rain lands on a slope a few feet above the bed, and the glass in a roof window sits in the middle of that sound. Some people like it and some find it keeps them awake.
On VELUX's glazing list, rain noise reduction sits beside an easy-to-clean coating and safety lamination. Which of them can be had varies with the model, so the choice is made alongside the window and not added later. If broken sleep is the worry, say so at the survey and it can steer the specification.
The same glass has a second night-time habit. Overnight, a roof window can run colder than the walls around it, and the damp breath of a sleeper in a closed room settles on the coldest surface. A mist on the inside of the pane at dawn is that moisture, and the answer is air: a sash that opens a little, and a room that is not sealed.
Trickle vents are worth a line. Approved Document F (Wales) says that where the window being replaced had them, the new one should come with vents no smaller, adjustable either by whoever lives there or automatically. We read the old window for them at the survey, so that a swap leaves the room breathing as well as it did.
Darkness is the third matter. In a loft room the window is overhead and the sky is the light source, so street lighting and the first grey of morning both come in. A blackout blind picked alongside it shuts the room off for sleep. Fitting a blind to a window that is already in the roof is a question of what the maker offers for that model, and we check before promising anything.
All of this is different if the old window is simply tired. A window that rattles, leaks air or has a cracked seal can be replaced in its own opening, and a like-for-like change avoids most of the structural work. Approved Document L (Wales) says a replacement roof window in an existing home should have a U-value of 1.4 W/m²K or better, or a Window Energy Rating of Band B.
A new roof window will generally need approval under the Building Regulations, and we handle the notification where the work is notifiable. The planning side is covered by the Welsh planning guide.

A flat rooflight that has clouded over
Sealed unit or whole rooflight, and how to tell which you need.
Start by looking at where the cloud is. Mist trapped between the panes of a rooflight usually means the sealed glazing unit has failed, and no amount of wiping the outside will move it. Dirt on the outer face is a different complaint, and it does wipe off.
There are two routes for a failed unit, and the choice between them is the point of the survey. If the frame, the kerb and the opening mechanism are sound, the glass alone can be replaced. If they are worn, cracked or leaking, the entire rooflight is taken away and another is installed, which is the bigger job. A guide to telling the two cases apart sits on the misted rooflights hub.
The Welsh energy guidance treats the two cases differently. Approved Document L (Wales) does not count a swap of the glass alone, with the existing frame kept, as building work under the energy rules. Replacing the whole unit like for like is building work, though, and a replacement rooflight in an existing home should have a U-value no worse than 2.2 W/m²K. That figure belongs to rooflights, and roof windows are given a separate one.
Where the work is notifiable, we handle the Building Regulations notification with local authority building control or a registered building control approver.
At the survey, tell us when the cloud first appeared, whether any water has come in around the edge, and whether the unit opens. A unit that opens can be released to let a steamy kitchen clear, and a short answer on misted rooflights and what can be done takes the question further.
The price then arrives as a fixed written quote.
| Case | New sealed unit | Whole new rooflight |
|---|---|---|
| When it fits | Frame and kerb sound | Frame or kerb worn |
| What changes | The glass only | Glass, frame and seal |
| Energy rules | Outside them, glass-only | Rooflight U-value of 2.2 W/m²K or better |
The landing between two bedrooms
A roof window over the stairs, and the choice of how it opens.
The Ebbw Valley Railway opened in February 2008, originally running from Ebbw Vale Parkway to Cardiff Central, and on 17 May 2015 it was extended to Ebbw Vale Town. At six in the evening a landing is where the household passes, shoes and school bags and all, and a landing with no window is hard to like at that hour.
Where the landing is under the roof pitch, a roof window over the stairs can do what a sun tunnel does and a good deal more. It lets in daylight, it can open to ventilate the whole stairwell, and it gives the upstairs a view of the sky. The question is how it opens. For the two ways such a window can be hinged, the pivot against top-hung comparison is the place to start; the room and the user's height both count.
Reach matters on stairs more than anywhere. A window over the stairwell can sit well above head height. An electric or solar roof window is worked from a control. A rain sensor belongs to VELUX's solar and electric range and closes the window itself in rain; VELUX's manual windows have none.
If the landing has a ceiling below a loft, a sun tunnel is the alternative. It carries daylight and nothing else, and it has no sash, so it ventilates nothing. Its route through the loft decides whether it is possible, and our page on sun tunnels sets out the parts and the choices.
The roof is what decides between them. The timbers decide how big a window can be and where it can go, and the survey looks at them.
Rooms downstairs on an inner wall are a separate case. A bathroom or utility against the neighbouring house has no wall to put a window in, and a flat or lean-to roof above it can take a rooflight that opens. By day the glass looks only at the sky. After dark it turns black and returns a lit room to itself, so a blind earns its place, and an extractor deals with the steam that a closed room holds.
Say at the survey who uses the stairs, at what hours, and whether anyone has trouble reaching above their head. Those answers change the choice of window as much as the size of the hole does.
Newbridge, in short answers
What mileage separates Newport and Newbridge by road?
Newbridge, or Trecelyn, is 15 miles north-west of Newport by road, and the county borough around it is Caerphilly. We survey there for nothing and send a fixed written quote afterwards.
Is Newbridge in a conservation area?
Caerphilly's conservation areas include one named Newbridge, though your house may or may not be inside its boundary. Caerphilly County Borough Council can confirm a single address, and the Welsh conservation area map is the place to see the lines.
Can a roof window keep out the sound of rain?
VELUX offers rain noise reduction as a glazing choice, and which windows get it varies by model. Say at the survey if night-time noise is the worry.
Are Abercarn, Oakdale and Trinant on your list as well?
Abercarn, Oakdale, Trinant and Swffryd are close to Newbridge, and each has a page here. A survey is free in each.
Does a 10-year guarantee apply to workmanship in Newbridge?
Supreme Skylights gives a 10-year workmanship guarantee in writing on the work it carries out, in Newbridge as anywhere else we survey. It sits alongside the fixed written quote.
My house is listed. Who gives consent?
Caerphilly County Borough Council, as the local planning authority, handles listed building consent, which is needed where work would affect the building's character.
How should I get in touch to arrange a survey?
