From the 1856 station to Earlswood Parc: Pencoed roofs

Bridgend county borough contains Pencoed, a town and community also written Pen-coed. The development of the industrial villages here was heavily influenced by Isambard Kingdom Brunel's route for the South Wales Railway, and a railway station was built between Pencoed and Penprysg in 1856. A more recent chapter is Earlswood Parc, a new development announced in 2002 that has now been completed, incorporating various Westbury built homes and the Bocam business park.

An older home and one from a recent estate ask different things of a roof. The older one may have a slate or tile covering and a rear addition put on later. The newer one may have an open-plan kitchen under a flat roof, or a pitched roof whose loft has been left alone. The table works by house type, and the free survey fills in the rest on the day.

What suits Pencoed kitchens and extensions

Bridgend Council and the Welsh rules

Bridgend County Borough Council takes the planning decisions for Pencoed. Whether a rooflight on a house is permitted development in Wales depends on the house, and the order of tests is in our planning guide for Wales.

A roof lantern is the one to raise early. It usually stands well above the roof, and on a new extension we confirm its position with the council before ordering anything.

The survey is where the roof you have meets the idea in your head, and the planning question for a lantern goes to Bridgend before any order. A fixed written quote follows the survey.

Two more facts to hold. Householder rights of this kind belong to houses, and a flat owner starts from a different place. And where a house is listed, work that would touch its character needs listed building consent, which goes through Bridgend. Cadw recommends what is listed, and the Welsh Ministers compile the list.

Does the new kitchen feel like a corridor?

Lanterns and flat rooflights over an open-plan back room.

Does the back of the kitchen feel narrow when the sun is not shining straight in? An open-plan room made by knocking through to an extension can be bright at the garden end and dim at the other. The extension roof is the obvious place to put that right, because it is the one part of the house with open sky above it.

Two kinds of glass do this. A flat rooflight stands on an upstand with a low line, and a lantern is a taller glazed roof with pitched sides. The lantern lifts more of the ceiling and shows a bigger piece of sky. The flat rooflight asks less of the space and less of the look from outside. Our comparison of the two, lantern or flat rooflight, sets them against each other, and the room's height decides much of the answer.

Planning needs a word of its own. A lantern is tall enough that it should be treated as a planning question, so we confirm its position with Bridgend before ordering. Keep the Welsh tests in view through the planning guide, and tell us early if the extension is still on paper.

The ceiling beneath has a say too. A lantern needs a roof structure that can carry its upstand and an opening lined neatly on the inside. In a room with a low ceiling, the plasterwork round the opening shows more than the glass does, so the lining is planned with the glass, not afterwards.

Ask who will use the room and when. A dining end that is busy after dark reads the glass differently from a playroom used at weekends, and we pick the type with that in mind. By night the glass goes black and gives the lit room back, so a calm, evenly lined opening looks better than a deep one with rough edges.

Furniture is worth a thought as well. A long table under a lantern makes the glass the centre of the room, while a sofa wall may want the light to fall across it from the side. Sketch where things go and bring it to the survey, because the position of the glass should follow the position of the furniture.

Read the figure, then the glass

What the Welsh energy guidance says a roof window and a rooflight should meet.

Roof glass is worth choosing by its figures as well as its size. Wales publishes its own guidance in Approved Document L (Wales), and its numbers describe what a product should meet, which is guidance on meeting the regulations and not a rule in itself.

The guidance sorts roof glass into two kinds. A roof window sits in the plane of the roof and follows the slope. A rooflight is a glazed unit set out of plane with the roof, on a kerb or an upstand, and that takes in the flat rooflights over an extension. Each kind has its own figure, and roof lanterns are left out of both lines by name.

The rooflight figure is worked out across the unit's full developed surface, not only the opening cut for it. When the kerb is supplied in one piece with the rooflight, the same limit covers the kerb.

VELUX sells both double and triple glazing in its flat and curved glass rooflight range, and the maker ties them to efficiency and noise. Choosing between them is a matter of the house and the room. The guide on double or triple glazing for rooflights goes through the points.

A replacement is held to the same guidance as a new unit. For roof windows alone there is a fallback on homes of architectural or historic interest, which does not extend to rooflights.

Put the two figures side by side before you set a budget. A roof window and a rooflight over the same room are not the same job, and the figure each should meet is only part of what separates them. Position in the roof, the way each is built into it, and the look from inside all differ, which is why we start from the room and not the catalogue.

Ask for the figures in writing from every product you compare. Two units that look the same from the garden can carry different numbers, and the number is what the guidance speaks about.

Glass you will not climb up to clean

Self-cleaning coatings, and what the roof asks of a rooflight.

A rooflight on a flat roof is out of reach from inside and awkward to get at from outside. Leaves settle on it, rain leaves its marks on it, and an extension skylight over a kitchen table can look dull by the end of a wet season. That is the practical case for glass that looks after itself.

One self-cleaning option is Pilkington Activ, and Pilkington names rooflights and roof glazing among its applications. Its coating relies on daylight to loosen dirt, with rain then washing the loosened dirt off. It is a coating on the glass, so it is chosen when the rooflight is specified, and it is one more reason to talk it over before the order.

Opening matters too. A rooflight that opens gives you a way to let the steam out of the room below. An electric version can be worked from a switch, which helps where the glass is high above a table. The electric opening rooflights page sets that out.

If an old rooflight has misted, the question is what to replace. Sometimes the sealed unit alone is the answer, and sometimes the whole rooflight. Whether to swap the unit or the lot is the subject of our guide sealed unit or whole rooflight.

Where a rooflight is new, we handle the Building Regulations notification with local authority building control or a registered building control approver, as long as the work is notifiable. A like-for-like swap is still building work.

Reach also shapes the choice of opening type. Over a worktop, a rooflight you can open by hand is a convenience. Over a stair void or a dining table, a switch is kinder than a pole, and it is worth knowing before the ceiling is lined.

Finally, think about the view from above. A flat rooflight is seen from upstairs windows next door, and dirt that is invisible from the kitchen can show from a bedroom across the way. A coating helps there as well, though no coating replaces a look at the glass now and then.

Pencoed questions, plainly answered

Is a roof lantern an option on a new extension?

It can be planned for. Bridgend County Borough Council is asked about the position before an order goes in, and the planning guide for Wales gives the wider picture.

Is Pencoed covered by your surveys?

Yes. It lies 27 road miles from Newport and the survey is free. Tell us whether the job is an extension, a loft or a replacement, so the visit starts in the right part of the house.

What figure should a replacement rooflight meet?

Approved Document L (Wales) says a rooflight should meet 2.2 W/m²K, and a roof window 1.4 W/m²K or Window Energy Rating Band B. The two are different products with different figures, so read the one that belongs to the product you are offered. If a spec sheet gives a different number, ask which product it describes before you compare prices.

Does self-cleaning glass come in a form for a flat roof?

Pilkington Activ is offered for roof glazing. Its coating loosens dirt in daylight and lets rain wash it off, and you ask for it when the rooflight is specified.

Who deals with a listed house in Pencoed?

Bridgend County Borough Council, the local planning authority, handles listed building consent. It is needed where the work would affect the building's special character, and Cadw recommends which buildings are listed.
