An older village with new estates around it

Ponthir, officially spelled Pont-hir, sits in the south-east of the county borough of Torfaen as a village and community, on the boundary of the counties of Monmouthshire and Newport. It is primarily a residential area, with several new housing estates around the older village. There used to be a railway station, which closed in 1962.

Newer estate houses and older village houses ask different questions of a roof, and an extension can be added to either. House types are the safer guide. At the survey, the roof you actually have decides things: the covering, the pitch, the room underneath, and whether the loft is tall enough to be worth using. Only then does a quote make sense, and it arrives as a fixed written quote after the free survey.

Torfaen County Borough Council decides: what that means for a rooflight

Ponthir's planning decisions are made by Torfaen County Borough Council. A house's chance of taking a rooflight as permitted development rests on a few set limits, which our planning guide explains for Wales.

A flat or a maisonette is treated differently, with no householder rights to rely on. Where a house is subject to an Article 4 direction, or its original permission carried a condition, the rights may be gone. Listed building consent applies where work would affect the character of a listed house, and the council takes that application.

A loft room window you can open from the bed

Electric or manual: how reach decides it.

How do you open a window that sits high on a slope? At the foot of a loft stair it is a short stretch to a handle. Over a bed, behind a desk or above a wardrobe, the handle can be hard to reach, and that single fact settles more window choices than any brochure.

Manual roof windows can open with a handle or a pole. Electric and solar versions can open from a switch or a remote, which suits glass that is out of reach, or a household that likes to air the room without getting up. VELUX describes a rain sensor that closes the window by itself when rain starts, fitted to its solar and electric models. It is a VELUX feature, and another maker's range is judged on what that maker says.

Early light is part of the choice. A loft room that faces the morning sky is bright long before the household is ready for it, and the blind, rather than the glass, decides how dark the room gets. We pick the blind with the window, and we ask who sleeps in the room.

Fresh air matters under a roof. Heat rises into the high end of a sloping room, and a window that opens lets it out. An electric opening unit can release warm air without anyone climbing up to it. Our page on choosing between electric and manual compares the two for rooflights.

Ventilation is also a rule, not only a comfort. On a replacement window, Approved Document F (Wales) wants the house to be no worse ventilated afterwards. That is checked against the vents on the old window, and it can affect which sash we offer.

The paperwork follows the work. A new rooflight will generally need Building Regulations approval, and where the work is notifiable we handle the Building Regulations notification with local authority building control or a registered building control approver. For the glass, Approved Document L (Wales) gives 1.4 W/m²K or band B as the level a roof window should meet.

Ask yourself who uses the room most. A teenager's loft bedroom, a home office and a guest room each want something different from the same slope, and the answer changes the blind, the handle height and the opening method we suggest.

Evenings bring the mirror effect. Lit from below, a roof window over the bed reads as a black panel with the lamp in it. A blind pulled across makes the room feel finished, and it is the same blind that keeps the dawn out.

The fall of a flat roof over the new room

How the roof's slope fits the glass above it.

Look at an extension roof from an upstairs window and it seems level. Flat roofs are seldom exactly level, and a rooflight set on top has to suit whatever fall the roof has.

Makers set the limits. The VELUX flat roof dome and low-pitch roof window have different pitch ranges: 0 to 15 degrees for the dome and 10 to 20 degrees for the window. The two ranges differ, so a roof with a gentle slope needs the right product. Those figures belong to VELUX products, and another maker will quote its own.

Rainclear advises its kerb to slope by at least 5 degrees under a flat glass rooflight, so water does not pool. For its roof lanterns, Brett Martin sets out a builder's upstand of a stated minimum height, and advises that it be built level; the maker says a lantern can take some pitch but is likely to look lopsided. These are different makers with different products, so kerb and roof geometry are confirmed for the product on your quote before anything is ordered.

That is also why the survey looks at the roof from above, not just from the room. The fall, the upstand and the height of the room beneath decide whether a fixed flat rooflight, an opening one or a taller lantern is the better answer. Fixed against opening is the subject of fixed or opening flat rooflight?

The glass itself has a guidance figure. Approved Document L (Wales) says a rooflight should meet 2.2 W/m²K, and a quote can be read against that. It is the figure for rooflights.

Damp is the other thing a flat roof tests. On a cold night condensation tends to appear first on the glass of a rooflight, and an opening unit or a vent elsewhere in the room gives the moisture an exit.

In the evening, a rooflight over a family room is a dark panel that mirrors the lamps. A neat, well-lined reveal makes that look calm, and a rough one stands out. For a lantern on a newly built extension, Torfaen is the council we confirm the planning position with before work starts.

A cloakroom off the hall, at dusk

A sun tunnel for a room with no outside wall.

Think of the smallest room in the house. A downstairs cloakroom, or a hall toilet, often has no outside wall at all, so the only light it ever gets is the one on the ceiling.

A sun tunnel suits a room like this. Reading from the top, the dome sits on the slope, the tube crosses the loft, and the diffuser finishes the ceiling. The dome gathers daylight, the tube carries it down and the diffuser spreads it through the room. By dusk the daylight is gone, and what is left is a pale disc overhead.

The loft is the test. The tube needs a path between slope and ceiling, past tanks, cables and timbers. A short run is the simplest case; a bend is a question for the product and the loft together. The choice between a rigid tube and a flexible one is compared in its own guide.

On the roof, the flashing around the dome has to suit the covering, so we note whether it is slate, clay tile or concrete tile, and which slope sees the most open sky. Inside, we look at what the diffuser will sit above, whether that is a ceiling of plasterboard or something older.

Not every room should have one. A bedroom wants darkness at dawn, and a tube may have no way to provide it. A cloakroom, a hall or a walk-in wardrobe has no such problem, which is why these are the rooms we think of first.

Where in the room the diffuser lands matters too. Over the basin, over the door or in the middle: the best spot depends on where you stand and where you look. We note it at the survey, with the loft route, before anything goes on the quote.

After dark the diffuser is the only sign of the tube, and the cloakroom light does the rest. Because the room is small, the light fitting and the diffuser end up close together, so we look at how they sit side by side on the ceiling before deciding where each goes.

Value is a fair question for a small room, and are sun tunnels worth it? looks at both sides.

  1. 07:30MorningDaylight reaches the diffuser from the first minutes.
  2. 13:00NoonThe brightest hour, as the dome sees the most sky.
  3. 17:30DuskDaylight fades and the disc dims with it.
  4. 22:05NightA pale disc; the ceiling light does the work.

Plain answers for a Ponthir doorstep

Which Ponthir roofs suit a loft window?

A pitched roof with a loft tall enough to use, which the survey measures from inside. The estates and the older streets are checked house by house, since a loft that is tall enough in one house may be boarded and crowded in the next.

What is the drive from Newport?

Ponthir lies 7 road miles north of Newport, and a survey costs nothing. We also work in Caerleon, where a fixed written quote follows the visit just the same.

Can a house on the Torfaen side have a rooflight without a planning application?

A house may be able to do so as permitted development, inside the limits set out in the planning guide for Wales. Torfaen County Borough Council is the authority to ask if you are unsure.

Do all roof windows close when it rains?

No. Of the VELUX range, the solar and electric roof windows are the ones described as having a rain sensor that closes them when rain starts.

Do I need to know the size of my old window?

It helps. On a VELUX window there is a metal type sign on the sash, with a size code, and a photograph of it sent with the address saves time when we plan the visit.

Who decides if a house is listed?

Buildings are recommended for listing by Cadw, and the Welsh Ministers put the list together. Listed building consent is sought through Torfaen, where the work would affect the character of the building.

Where do I send the address?

The email address info@supremeskylightsnewport.co.uk, WhatsApp 07880 284133 and the survey form will all get to us.
